What's included in a Black Sheep Wagon?
Each Black Sheep Wagon is delivered fully equipped, so you can start your glamping adventure the moment it rolls in. Inside, you’ll find a cozy bedroom with TV, built-in dining table and benches , plumbing, and electrical wiring, all wrapped in insulation for comfortable 3-season use (spring, summer, and fall). For off-grid living, we include water storage and pump and a 2-burner propane stove in the compact kitchenette, plus optional solar power for energy needs. Clever storage solutions are built in to keep your space tidy and functional.
How Does Financing Work
We offer flexible financing to make owning a Black Sheep Wagon more accessible. With as little as $5,000 down, you can finance the remaining balance over 36 months at competitive rates. For example, a $45,000 wagon (before the $5,000 manufacturer’s rebate) could be financed for approximately $1,000/month, depending on your credit. Do I need a permit to place a wagon on my property?
Permit requirements vary by municipality in Canada. Since our wagons are mobile and require minimal site prep, they’re often classified as RVs or temporary structures, which may not require a building permit if used seasonally. However, some areas might have zoning restrictions for glamping units or accessory dwelling units (ADUs). We recommend checking with your local municipality or zoning office. We’re happy to provide documentation to help with the process—just reach out!
How do I move my wagon?
Our wagons are designed for easy mobility. They’re lightweight enough that you and a few friends can roll them into place on level ground—no heavy equipment needed. For longer distances, the wagon can be towed on a flat bed trailer with a standard pickup truck or SUV. We’ll provide a guide with your purchase to ensure a smooth move, whether you’re relocating it across your property or to a new site.
What’s your warranty policy?
We stand behind the quality of our wagons with a comprehensive warranty. Every Black Sheep Wagon comes with a 1-year warranty on materials and workmanship, covering defects in construction, plumbing, and electrical systems. The structural components, including our signature arched hoops, are covered for 5 years. If you have any issues, contact us, and we’ll make it right.
How long does it take to get a wagon?
Each Black Sheep Wagon is custom-built with care in our Lanark Highlands workshop. Current lead times are approximately 8–12 weeks from the date of your order, depending on demand and customization options. We’ll keep you updated throughout the process, and you can follow our build updates on Instagram to see your wagon come to life!
Can I customize my wagon?
Absolutely! We offer several customization options to make your wagon perfect for your needs. Choose from packages like the Family Package (bunk beds, extra storage) or the Luxury Package (king bed, wine rack, premium finishes) for an additional cost. You can also select interior colors, like tan or blue accents, to match your style. Contact us to discuss your vision, and we’ll bring it to life.

How do I maintain the off-grid features?
Our off-grid features are designed for easy upkeep. The portable pump water solution requires regular refilling of the water tank—typically every few days, depending on usage—and occasional cleaning of the pump to prevent clogs. The 2-burner propane stove uses standard propane canisters, which should be replaced as needed (always store extra canisters safely). If you’ve added solar power, the panels need occasional wiping with a damp cloth to ensure optimal performance. We provide a detailed manual with your wagon, and we’re always here to help if you have questions
What if I want to visit one of your wagons in person
We’d love for you to see a Black Sheep Wagon in person! Our first wagon is currently under construction in Lanark Highlands, Ontario, and we’re planning a launch event where you can tour it—stay tuned for details on our Instagram. We also rent a tiny home on Airbnb called Highland House, where you can experience our craftsmanship firsthand. Once our 50-acre tiny home nature resort opens, you’ll be able to visit and stay in one of our wagons there!
Are the wagons suitable for year-round use?
Our wagons are designed for 3-season use—spring, summer, and fall—with insulation to keep you comfortable in cooler weather. They’re not built for year-round use in harsh Canadian winters, but we offer an optional winterizing kit (extra insulation, a small heater) for those who want to extend usage into colder months. For full winter use, we recommend placing the wagon in a sheltered area or adding additional heating solutions.
What about washrooms and showers in the wagon?
Due to the compact size of our Black Sheep Wagons, there isn’t space for a built-in toilet or shower. This is part of the off-grid, minimalist design that makes our wagons so versatile and often exempt from permits, as they’re classified as RVs or temporary structures. You’ll need to provide your own washroom solution, such as a nearby outhouse or privy, or use existing facilities where you park the wagon—like at a cottage, campground, or vineyard. The same applies for showering; you can use a portable camping shower or rely on nearby amenities. Embracing this off-grid lifestyle means you can place your wagon almost anywhere without the hassle of permits or complex plumbing!
